Before You Hire a Contractor in Any California County

- Check the CSLB license at contractors.ca.gov before you talk.
- Deposits are capped at 10% of the project total or $1,000, whichever is less.
- Permits are required for electrical, plumbing, structural, and heating and cooling work.
- Any change to the work must be in a signed written change order before that work goes ahead.
- Get a written contract that spells out the work before any work starts.

Alameda County. Covers Oakland, Fremont, and Berkeley. Older homes, a lot of seismic work, and high labor rates. Oakland permit timelines can run long.
Sacramento County. An active remodel market with ADUs and more reasonable labor. A value market. Common jobs are kitchens, baths, pools, and roofing.
Contra Costa County. Runs from Richmond to Brentwood, so the market is diverse. Common jobs are kitchens, baths, decks, roofing, and ADUs. The east county is growing.
